Turning a Stressful Setback into Success – Exceptional Support from Derwent Finance We had our construction and land loan approved with Commonwealth Bank in September 2024 through Aussie Home Loans. Following the approval, our builder began the process from scratch, including design, drafting, approvals, and initial site preparation. Although the process took nearly a year to reach the construction stage, unfortunately, due to significant communication gaps and negligence from the broker Aussie Home Loans, our construction loan was ultimately cancelled. Throughout this period, the broker provided inconsistent and conflicting information—initially stating that the builder had not submitted required documents, which the builder later confirmed had already been provided. Later, the broker claimed that the absence of an invoice led to the loan cancellation. Seeking clarity, we contacted the bank directly and were informed that the broker had advised them that no work was taking place on the land. Based on this information, the bank proceeded to cancel the loan. We also learned that an extension could have been requested, but no such action was taken. This situation was extremely distressing for my wife and me. I had recently changed jobs, resulting in a reduced and casual income, which made securing another loan much more challenging. By this time, the slab had already been poured, making it impossible for us to sell the land. We approached several banks, and although some initially showed interest, none were able to proceed after assessment. We felt completely hopeless, while our builder understandably became increasingly concerned due to the delays in payment. At that critical point, we approached Derwent Finance and explained our situation. Roshan from Derwent Finance reassured us with confidence and professionalism, asking us to trust the process. After paying the professional fee and submitting all required documents, we were amazed by the efficiency of their team. Within just a week, our assessment was completed, and our loan application was ready for submission. Shortly after, within another week, our loan was formally approved. We were overwhelmed with relief and emotion upon receiving the news. Thanks to Derwent Finance, after five months of long waiting, we were finally able to continue building our first home and move forward with our dream.
